CMDA prepares blueprints for six satellite town
After creating a blue print for six new satellite townships planned in the Chennai Metropolitan Area (CMA), the Chennai Metropolitan Development Authority (CMDA) has identified consultants for preparing the Detailed Project Report (DPR) for four of them.
Sharing the salient features of the Thirumazhisai township to be developed, a senior official said the locality was already an industrial cluster, with the presence of many IT companies and an excellent connectivity to the city.
Under the Land Pooling Scheme, land parcels of various shapes and sizes are reconstituted into regular shaped plots and returned back to the owners as developed plots with appreciated land value, after reserving land for public infrastructure, including roads, neighbourhood parks and public amenities, and land retained as a land bank for commercial development and revenue generation.
Apart from Chennai, the land pooling scheme will be implemented in cities and towns across the state on a pilot basis. This was announced by housing minister S Muthusamy. This could bring about a change in acquisition of land for development projects as non-availability of land is causing delays. Under the new rules, a parcel of land could be acquired by the government if the 50% of the land owners give their consent.
The township will feature a segregation of industrial and innovation parks, along with residential and commercial spaces. Additionally, plans are underway to develop Mamallapuram, Kancheepuram, and Chengalpattu as tourist hubs, capitalizing on their rich heritage and tourism potential. These developments are part of the State government’s initiative to create well-planned, modern townships in the Chennai Metropolitan Area, providing residents with improved infrastructure and amenities.
