Urgent Reforms to Streamline Tamil Nadu RERA Processes

BAI Calls for Urgent Reforms to Streamline Tamil Nadu RERA Processes

Builders association of India has called for urgent reforms to streamline the Tamil Nadu real estate regulatory authority (TNRERA) approval process, highlighting key challenges that cause delays and compliance burdens.
Developers say that approvals often take 50–60 days, far exceeding the stipulated 30-day timeline. They suggest raising all queries at once and inviting applicants to authority meetings for faster clarifications, a practice successfully adopted by CMDA.

Other suggestions included accepting scanned copies of original documents for redevelopment projects, requiring only the last-page signature on soil test reports, and enabling document sharing between agencies such as CMDA, DTCP, and RERA to avoid redundant submissions.

Concerns over discrepancies in property measurements were also raised. Builders proposed leniency for minor differences in land extents, especially in layouts, to prevent unnecessary delays. Additionally, they urged authorities to exempt quarterly progress reports (QPRs) from requiring CA signatures, citing significant costs.

  • Accountability: One of its primary goals is to enhance accountability within the real estate sector, making sure that all stakeholders are responsible for their actions.
  • Conflict Resolution: TNRERA is committed to enabling rapid conflict resolution, providing a platform for addressing disputes swiftly and fairly.
  • Project Completion: It seeks to encourage the prompt and effective completion of real estate projects, benefiting both developers and buyers.
  • Procedural Uniformity: TNRERA aims to establish uniform procedures in building and developing real estate,
  • streamlining processes for the benefit of all involved parties.

Through these objectives and its regulatory role, TNRERA plays a vital role in shaping the real estate landscape in Tamil Nadu, fostering trust and transparency among stakeholders in the industry.

Tamil Nadu RERA Website: To provide a comprehensive platform for residents of Tamil Nadu and the Andaman & Nicobar Islands, the state authority has launched the TNRERA website. This official website, accessible at https://www.rera.tn.gov.in/, serves as a one-stop hub where both property buyers and real estate developers can access detailed information about TNRERA-registered projects.

The Builders’ Association of India (BAI) has urged for significant reforms in Tamil Nadu’s Real Estate Regulatory Authority (RERA) processes, citing inefficiencies that are impeding the real estate sector. Key concerns include prolonged project approval times, lack of procedural clarity, and administrative delays. The BAI emphasized the need for a streamlined system to enhance transparency, improve operational efficiency, and foster a more conducive business environment for developers. The reforms are seen as critical to boosting confidence among stakeholders and accelerating growth in Tamil Nadu’s real estate market.
